Local property guidance

When a property becomes the hard part, we help you find the way through.

Stroer Property Group works with homeowners in Tampa Bay and Metro Atlanta who are navigating a difficult property situation — a foreclosure notice, an estate, a lien, or a life change that's forced the timing. Our mission is simple: be the local expert who knows these situations cold, lays out every real option, and guides you through to the other side.

Our mission

Be the local expert who gets you through it.

Foreclosure, probate, liens, and forced-timing sales are complicated, county-specific, and full of details that most homeowners only encounter once in their lives. We encounter them constantly — which is exactly the point. Our job is to already know the process cold, so you don't have to learn it under pressure.

That means knowing how the Hillsborough County courts actually move a foreclosure case, how a Pinellas County probate filing typically proceeds, and how Georgia's non-judicial process compares — not in theory, but from doing this work in these counties.

What that looks like in practice: a real conversation about where things stand, grounded in specifics — what's been filed, what your timeline actually is, what your options really are given your county and your situation. Nothing is decided on that call. There's no fee and no obligation, and if the timing isn't right or you'd rather we stop contacting you, one reply takes care of that immediately.

Every letter and email we send carries a real phone number and a real mailing address, because that's how a team that knows what it's doing introduces itself.

How we help

Six situations we know well

Each one has its own process, its own timeline, and its own set of options that most homeowners never hear about. We've walked people through all of them.

Pre-Foreclosure

We track how Florida's judicial process and Georgia's non-judicial process actually move — court by court, county by county — so we can tell you precisely how much runway you have and how to use it.

What your options look like →

Probate & Inherited Property

We've handled the paperwork, the heir coordination, and the court-specific requirements enough times to know where estate sales usually get stuck — and how to keep yours from getting stuck there.

How the process works →

Life Events

Divorce, a death in the family, a job change, a move that can't wait. We've built our process around timelines that aren't yours to control — settlement agreements, court dates, move dates — and know how to keep a sale moving inside them.

A calmer way through →

Tax & Other Liens

Tax certificates, tax deeds, redemption periods, judgment liens — we know how each one actually resolves at closing, and how to find every lien on a title before it becomes a surprise.

See the path out →

Bankruptcy

We know how the automatic stay, trustee approval, and Chapter 7 vs. Chapter 13 actually affect a property sale — and we work directly alongside your bankruptcy attorney, never around them.

How property fits into your case →

Expired & Withdrawn Listings

We know the specific reasons listings stall — price, condition, presentation, timing — and the concrete mechanisms that address them, from off-market buyers to local MLS knowledge, not a vague "we sell fast" promise.

What working with us looks like

Simple, honest, and at your pace

1

Reach out

Call, email, or reply to a message from us. Your situation gets real attention from our local team — not a script.

2

Talk it through

We listen first. Where things stand, what the timeline looks like, and what a good outcome means for you — not for us.

3

See your options

Depending on your situation, the right path might be listing with a licensed local agent, a direct sale, a vetted local investor buyer — or not selling at all. We lay them out plainly.

4

You decide

You choose the path. We help coordinate it — the paperwork, the people, the timeline — until it's done.

What we are — and aren't. Stroer Property Group is not itself a licensed real estate brokerage. We're a local team of licensed REALTORS® — every agent who joins us is one — plus vetted investor buyers, so we can connect you with the right solution: one of our licensed agents when listing makes sense, or a direct sale when it doesn't. That honesty is the whole point of how we work.

Where we work

Local, because local matters

County courts, tax offices, and probate procedures all work a little differently from one county to the next. That's why we stay focused on markets we actually know.

Established

Tampa Bay, Florida

Tampa (Hillsborough County) and St. Petersburg (Pinellas County) — where we've been working with homeowners day in and day out. This is home turf.

Expanding

Metro Atlanta, Georgia

We're actively growing into Cobb, Fulton, Forsyth, DeKalb, Cherokee, and Gwinnett counties, with our team based right in DeKalb County as we build out local coverage across the metro.
